Parking Lot Striping
Layout, re-striping and ADA markings.
StripingAccessible parking stalls, curb ramps, truncated domes, signage and path-of-travel corrections for commercial properties. We do the concrete, paving and striping to bring your site up to ADA and California accessibility standards.
Accessibility requirements under the federal Americans with Disabilities Act (ADA) and the California Building Code (Title 24) apply to parking lots, walkways and building entrances. Accessibility complaints and lawsuits are common in California, and many older properties have stalls, slopes or ramps that don't meet current standards. Ochoa Grading & Paving builds the physical corrections.
Most ADA parking lot problems are physical. A stall is too steep, a ramp is the wrong slope, or a walkway is cracked and uneven. Paint alone often can't fix them. Because we do grading, concrete, asphalt and striping, we can correct the slope, pour the ramp, repave the stall and stripe it in one project.
If you have an accessibility inspection report from a Certified Access Specialist (CASp) or an architect, send it to us. We'll price the paving, concrete and striping items on it. If you don't have one yet, we recommend having your site evaluated by a CASp so you know exactly what needs to be corrected.
Note: We are a construction contractor, not a legal or accessibility consultant. For compliance determinations, consult a CASp or qualified professional.
Ochoa Grading & Paving is a licensed contractor (CSLB Lic. #1153314) based in Anaheim that performs ADA parking lot corrections for commercial properties, HOAs, retail centers and property managers across Orange County and Southern California. We do the physical work your report calls for: grading, concrete, asphalt, striping and signs, all with one crew.
Email or text us your CASp report, architect's list, city correction notice or the items listed in a demand letter. No report yet? We'll recommend getting a CASp inspection first.
We walk the site, measure slopes and give you a clear written quote covering the corrections on your list.
Re-grade stalls and aisles, pour ramps and landings, install truncated domes, then stripe and sign. We can phase the work to keep your property open.
Common correction items: accessible stall slopes over 2%, missing van-accessible stall, access aisles too narrow or missing "NO PARKING" lettering, curb ramps too steep or without truncated domes, cracked or lifted path of travel, and missing or outdated accessible parking and tow-away signs.
Every property is different, so we price each job after an on-site look. These are the main things that affect the cost:

ADA corrections are the construction fixes needed to bring a property into compliance with accessibility standards, usually listed in a CASp report, architect's survey, city notice or lawsuit. For parking lots they typically include slope corrections, curb ramps, truncated domes, striping, signage and walkway repairs.
Yes, we perform the physical corrections. Send us the list of items and we'll provide a written quote. We're a construction contractor, not attorneys, so coordinate legal questions with your attorney and a CASp inspector.
The required number depends on the total number of parking spaces in your lot, and at least one of the accessible spaces must be van-accessible. A CASp or your local building department can confirm the exact count for your site. We then build and stripe the spaces to match.
Truncated domes are raised, textured warning surfaces installed at curb ramps and other transitions. They alert people with visual impairments that they are entering a vehicular area.
Yes, if the stall's size and slope already comply, re-striping the symbol, aisle and markings may be all you need. If the slope is too steep or the ramp doesn't meet standards, the stall will need re-grading or concrete work to be compliant.
