Parking lot striping

Parking Lot Striping in Southern California

Crisp, bright lines make your lot safer, easier to use and better looking. We handle layout, re-striping, fire lanes, stencils, curb painting and ADA markings.

Striping & Pavement Marking Services

Faded striping makes a property look neglected, confuses drivers and can create liability and code issues. Ochoa Grading & Paving stripes commercial and residential properties across Southern California, from simple re-stripes to complete new layouts.

  • Parking lot re-striping: refreshing existing stall lines and markings.
  • New parking lot layout: designing stall layouts that fit more cars and improve traffic flow.
  • ADA stall striping: accessible stalls, access aisles and the International Symbol of Accessibility (see ADA compliance).
  • Fire lanes and red curbs: "FIRE LANE" stenciling and curb painting.
  • Directional arrows and stencils: STOP bars, arrows, "COMPACT," "RESERVED," EV and loading zones.
  • Crosswalks and stop bars: pedestrian safety markings.
  • Curb painting and numbering: colored curbs and stall numbers.
  • Warehouse and industrial markings: lanes, loading areas and safety zones.

Re-Stripe After Sealcoating or Paving

The best time to stripe is right after sealcoating or new paving, when the lines pop against a fresh black surface. Because we do all three, there's no waiting on another contractor. Your lot is sealed, striped and reopened on one schedule.

Minimal Disruption

We know your lot has to stay open. We can stripe in phases, early mornings, evenings or weekends to keep your business, tenants or residents moving.

Pricing

What Affects the Price of Striping

Every property is different, so we price each job after an on-site look. These are the main things that affect the cost:

  • Number of stalls and total linear feet of lines
  • Re-stripe over existing layout vs. a new layout
  • Stencils, arrows, fire lanes and curb painting
  • ADA stalls, symbols and signage
  • Removal of old markings when changing the layout
  • Night or weekend work to keep the lot open

FAQ

Striping Questions

How often should a parking lot be re-striped?

Most parking lots need re-striping every 1 to 3 years, depending on traffic and sun exposure, and always after sealcoating or repaving.

How long does striping paint take to dry?

Traffic paint usually dries in a short time, often within 30 minutes to an hour depending on weather, so your lot can reopen quickly.

Can you redesign my lot to fit more parking spaces?

Often, yes. A new layout can sometimes add spaces or improve traffic flow while keeping the required accessible stalls and fire lanes. We'll review your lot and propose options.

Do you stripe ADA parking spaces?

Yes. We stripe accessible stalls, access aisles and the International Symbol of Accessibility, and we can also correct slopes, ramps and signage as part of our ADA compliance service.
